 Reservation Policy
During the Off Season [November to Memorial Day] , (except for
Holiday weekends, and Special Package offers) fifty percent of
the value of your stay, or one night’s minimum deposit is
required to guarantee a reservation. The deposit applies to the
last night of the scheduled reservation, and may be made by check,
with a credit card only used as backup security. The balance
of your tariff is payable in full, by check or cash, upon arrival
and registration [the use of credit cards for payment of your
tariff is not available at this time].
During the height of our season Memorial Day Weekend through
the month of October, Holiday weekends, and Special Package offers,
payment in full for the entire value of your stay is required
in advance when the reservation is made.
 Cancellation
Policy
During In-Season, all reservations will be considered non-cancelable
, and *non-refundable [*we will do our very best, without any
guarantees, to re-rent your room; in which event we shall promptly
refund your payment less a $25.00 per room administration fee].
During the Off Season Birch Hill Bed & Breakfast requires
all cancellations be made at least 21 days before your scheduled
visit, at which time your deposit will be refunded, less a $25.00
per room administration fee. If you cancel 21 days to 7 days
prior to your scheduled visit we will credit your deposit, less
the per room administration fee, to a future stay within 12 months
of your cancellation. If cancellation is made within 7 days of
your scheduled visit the entire amount of your deposit amount
is forfeited, unless we are able to re-rent your room, without
any guarantees; in which event we shall promptly refund your
payment less the per room administration fee.
In setting our cancellation policies, In-Season and Off-Season,
we took into consideration that we are guaranteeing that your
room will be available to you, more than likely we would be turning
prospective guests away, and if you canceled we may not be able
to rebook your room; thus we are only asking that your reservation
commitment is meaningful.
Notes
· The room rates are the same for single or double occupancy
· Each additional person in the room is $25.00 per night
· Check-in after 3:00PM Check-out by 11:00AM
· Pets [only dogs-most breeds] $10.00 per day
· Pet restrictions: May not remain in your room when you
leave it; Is not allowed upon the furniture at any time; and
Must be leashed and walked at roadside away form our lawns, shrubs,
and flowers
· Children over 9 years old are most welcome
· Rates are subject to state, local taxes, and service
fee.
· Smoking is strictly limited to outside our home
· No refunds due to cancellations because of illness,
death, inclement weather, or any other reasons which are beyond
our control.
